This appears to be a Martinique model, the largest ranch when the neighborhood was originally developed in the 1950s. With vaulted ceilings and an extensive remodel, it’s a nice representation of what’s possible with this style of basic home in Boulder. The location was likely the sticking point for some buyers. It backs directly to Summit Middle School, although the neighborhood itself is a fantastic spot – close to parks, trails, and shopping.

“This 3 bed/3 bath is a common build throughout Martin Acres, and the adjacent neighborhood of Majestic Heights, where this home sits. The carport dominating the front of the property isn’t for everyone, but with some updates, the common areas of these homes really shine. The seller* did just this by knocking down a few walls and adding a vaulted ceiling. The result is a far larger and more open living area than you typically find in 1950’s homes of this size. The seller likely enjoyed their remodel, and made money by completing the work. The downstairs, accessed by a separate entrance, was used as an Airbnb rental and also may have helped pay for the extensive updates. Large egress windows and recessed lights make these basements feel like habitable spaces, rather than afterthoughts.

Not long ago $975,000 would have been an eye-popping amount for a 3 bed/3 bath in this neighborhood, but this price checks out and both parties probably should be happy. During the recent frenzy preceding the interest rate hikes we’re living, this home could have passed the million dollar mark.
