LOUISVILLE NOTABLE SALE:
274 Lock St | $900K- The Trails at Clementine is a newer townhome development on the east side of Louisville. It’s a great spot except for one glaring problem – busy railroad tracks. As such, we’ve discouraged our buyers from considering it.
- This three bedroom, four bath townhome featured a classic floor plan (for a townhome), 2,485 SQFT, and a two car garage. It was on the market for 156 days (officially, but likely much longer). At the sale price of 900K, the property was discounted $27K (2.9%) from list.
- Due Diligence: $362/SQFT is an attractive number for a smaller, luxury oriented townhome in Louisville. Compare to 202 Clementina, which is currently on the market at $480/SQFT. The location of this development is also in close proximity to Louisville’s historic downtown, but that still doesn’t quite balance out the train track issue. Not in this case, anyway.
