There’s no getting around the fact that this section of W Pine Street in Louisville is a busy road. If the listing agent says otherwise, look no further than the yellow line running down the middle of the road. A traffic engineer made the call. It wasn’t arbitrary.

Compromised location aside, this 90’s era two-story had a few updates and was priced well for the market. Listed in November, it was available for only a week before a buyer locked it down. It sold for full list, minus an $8000 concession (likely inspection related). This sale points to the rarity of available homes in this price range.

Due Diligence: Split layouts work well for some buyers, namely parents with older children, but are typically less popular than a layout with all the bedrooms on the same level. Something to keep in mind if future resale is a material consideration.
