Top Boulder Real Estate Sales of 2018 [#9]
--- by Osman Parvez 815 Circle Drive is Boulder's #9 top sale for 2018. Constructed eighteen years ago, it features five bedrooms, five baths, and a luxurious +6,000 F.SQFT. The location is the most compelling aspect to the property. It's just below Flagstaff Rd and the home was designed to feature exceptional views of the city below. Photos and Details Originally listed at $4.5MM in July of 2017, it went under contract in November and closed in late January. Sadly, the situation didn't work out for the new owners. It was re-listed just four months later at the original asking [...]
Top Boulder Real Estate Sales of 2018 [#10]
--- by Osman Parvez Constructed twelve years ago, 1011 Juniper Avenue is a traditional family house with five bedrooms, six baths, and 6,500 finished square feet. In addition to the main house, it featured an ADU over the detached garage. The outdoor entertaining areas and daylight basement were nice additional features. The sellers acquired the home in 2006 for $2.3MM. It sold for $4.1MM ($632/F.SQFT) just before Halloween. Photos and Details Location: Foothills is an attractive Boulder neighborhood just north of Newlands. Lot sizes tend to be more generous in this location and the homes are more private. Visions of Sugar Plums Danc’d in Their Heads [Boulder – Fresh Listings]
'Twas the week before Christmas, in quaint Boulder town, not a seller was listing.... no homes to be found. A few stale listings were refreshed by their agents with care, in dire hopes that a buyer might soon be there. ----- As you can imagine, it's rare for new properties to come on the market during the last weeks of December. Well, put down the eggnog. A few are worth stirring from your easy chair. Let's take a look. Remember: For a private showing and a data driven discussion of valuation, negotiation strategy, and market conditions, call Osman at 303.746.6896. Our [...]
It’s the Most Wonderful Time [Boulder – Fresh Listings]
December is the slowest time of year in Boulder real estate. Does that sound bad? Well, it's also when we have negotiated some of the best deals for our clients. As we've previously discussed and our analysis clearly supports (check out our Insta), the market is tapping the brakes. Accordingly, we've tightened our selection criteria, only focusing on listings that truly stand out. Only three new listings made the cut this week. Ready to see some houses? Let's go. Remember: For a private showing and a data driven discussion of valuation, negotiation strategy, and market conditions, call Osman at 303.746.6896. Our goal [...]
Niwot Unicorns and Historic Charmers [Boulder – Fresh Listings]
One of our buyers called us this week because she wasn't receiving new listing alerts. Nope, there wasn't anything wrong with our search setup; it's normal for this time of year. The Boulder real estate market is seasonal and December is normally a very slow month. Only motivated sellers list between Thanksgiving and New Years, which is why smart buyers don't wait until January to begin their search. Sometimes you can find a remarkable deal. So.. If you're thinking about buying a new home, get started early. And if you're considering listing your home for sale next year, interview Realtors [...]
Feast Your Eyes! [Fresh Listings, Get ‘Em Hot]
Motivated. Why else list your home the week before Thanksgiving? So, before you fill up on turkey, take a look at what hit the market this week. You might be surprised. This week’s options include a pair of rare perches in Table Mesa, a cozy mountain home you'll want to snuggle up in, and an affordable town home in a solid location. Winter is Coming [Fresh Listings, Get ‘Em Hot]
Break out your sweaters. Year after year, the run-up to Thanksgiving is when we see the most motivated, reasonably priced listings hit the local real estate market. This year is no exception. Last week's Denver Post click-bait article about an algorithm predicting a market crash seems to have scared a bunch of people into listing their homes. Is it the start of the correction or the usual Autumn slow-down? Remember: human psychology drives markets in the short-term. Fundamentals rule the long-term. The market is showing some signs of cooling, even though appreciation rates maintained upward momentum through the third quarter [...]
The Latest Case-Shiller Data on Denver [Analyze This]
--- by Osman Parvez The latest Case-Shiller HPI update is out this morning. Home prices in Denver inched up to 7.7% year over year in August, compared to the 7.2% for the same period a year earlier. Meanwhile, the 20 city composite increased 5.5%. Anecdotally, we're seeing a surprising number of options for our buyers hit the market and starting to have strategy discussions with sellers who are concerned with missing the peak of the market. Although Denver is still appreciating, the pace of gains is beginning to slow nationally. I expect appreciation rates to flatten in the next 12-24 [...]
Boulder Real Estate Cycle Ending? Don’t Be Spooked! [Fresh Listings, Get ‘Em Hot]
One of those most important things is knowing where we stand in the cycle. As I say, I don’t believe in forecasts. We always say,“We never know where we’re going, but we sure as hell ought to know where we are.” - Howard Marks, Oaktree Capital Management I've been tracking the Boulder real estate market for 14 years. Before there was a Zillow or a Redfin, with their erroneous (but pretty) charts, I was crunching data to put together accurate inventory, sales volume, price, and absorption charts for Boulder real estate. Back then, to make ends meet, I also worked for [...]
Fall Real Estate Deals and Take Home Lessons [Fresh Listings, Get ‘Em Hot]
A variety of autumn opportunities hit the Boulder real estate market this week; from an eye-popping, turn-key trophy home in Newlands to starter/investment condos for first-time buyers. It's the beginning of the off-season. While new inventory is declining, attractive listings can be found and if you dig a little deeper, you might even discover a bargain in the rough. What about market conditions? Experienced Realtors will tell you that the best deals are often found in the 4th quarter. It's still a seller's market in Boulder, but we're now entering the slow autumn season and conditions are better for buyers than [...]
Boulder Sales Volume Falls, Prices Appreciate Strongly [Analyze This]
--- by Osman Parvez 3Q sales fell nearly 17% this year, driven by low inventory and higher mortgage rates even as prices continued to accelerate. The median sale price for detached houses increases 10.6%, year over year. Nearly half of listed homes sold for more than the asking price. Why are prices continuing to rise so strongly? Because unlike the stock market, real estate asset prices are sticky on the downside of a cycle and markets with strong fundamentals (like Boulder) are considered by many investors to be safe havens. During a call with a potential new client yesterday, [...]

Cooler, crispy weather is upon us and the market is beginning to slow as we enter into the 4th quarter. I'm taking over while Osman is away in the mountains, enjoying his wedding celebration! A Curious Land Sale and A Creekside Dream Home [Fresh Listings, Get ‘Em Hot]
Have you ever wondered about owning one of those gorgeous houses on Boulder Creek, perhaps as you've tubed past? Well, assuming you've got the scratch, here's your chance. A handful of other interesting luxury homes also became available this week, a few in compelling locations. Additionally, there are a couple of older listings worth a second look. Before we look at the fresh listings, let's talk about the market. As usual, there is a lot of bad information out there. How's the Boulder real estate market, really? In short, it's holding up fine despite higher rates and lower inventory. Not as [...]

Testimonials
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
