832 11th Street [Notable Sale]
NOTABLE SALE: 832 11th Street | $3.4M Why Notable? A newer two-story with four bedrooms, six baths, and about 5,400 F. SQFT. It’s a slight stretch to market this home as in the Chautauqua neighborhood, but I understand the desire to disassociate from the University Neighborhood given last summer’s student riots. Traditionally finished and perhaps a touch dated, the overall design of this home really sparkled. It also has what many buyers are seeking, minus perhaps the dated granite styles. Like this content? 770 Lincoln Place [Notable Sale]
NOTABLE SALE: 770 Lincoln Place | $3.36M Why Notable? A mostly remodeled and updated two-story, about a half block from Chautauqua. The bedroom count and size was adequate for most buyers, and the remaining remodeling was rather minimal (bathrooms). Priced at just under $3M, we're surprised to see the bidding war drove the price over 10% above list. Then again, there's very little inventory, and capital markets are absolutely flush with cash. Boulder real estate is rarer than ever, and there's very little chance of supply expansion in the near-term. This home checked so many boxes, it's not a surprise the buyer paid a premium. It's just a surprise [...]
811 Grant Place [Notable Sale]
BOULDER NOTABLE SALE: 811 Grant Place | $1.43M Why Notable? A 1920’s Bungalow style home, extensively remodeled about a decade ago, and lacking a garage. The house itself features only two bedrooms and one bath, spread across 1400 SQFT. The location is excellent - about a block from Chautauqua, far enough away to not have major parking issues, and close enough that Boulder’s most iconic trails are only a few steps away. 517 15th St [Notable Sale]
NOTABLE SALE: 517 15th St | $3.78M What Makes It Notable? We've written about this house several times over the years. Located in lower Chautauqua, it's a historic field-stone cottage with a large, modern home built out from the rear wall. To some, this home represents a planning failure. To point, the City of Boulder Historic Preservation Department has been known to drive new staff past this house to illustrate one of the challenges with current code - one that allows an owner to develop nearly anything they'd like from the rear wall. In this case, the historic cottage has become an entry room to a modern contemporary [...]
Notable Sale | 675 Cascade Avenue
BOULDER NOTABLE SALE: 675 Cascade Avenue | $1.83MWhat Makes It Notable?A large 1950's era, ranch style home, just south of Chautauqua Park. South facing and ample in size, the fact it was painfully dated didn't really matter. It's all about the lot size and potential of the property in this location. Like this content? Check out Fresh Listings. It's our review of the most compelling new listings to hit the Boulder and Denver real estate market | Subscribe Overpriced when it was listed in late July for $2,065,000, the seller came to their senses after a month cut the price. About a week later, they capitulated and accepted $1.83M. Depending [...]
601 15th Street [Notable Sale]
NOTABLE SALE: 601 15th Street | $3.85MWhy Is It Notable? A thirteen year old Craftsman with exceptional outdoor living areas and tasteful interior finishes, while keeping an understated presentation from the curb. The house features a mile high 5,280 F. SQFT, five bedrooms, and seven baths. The location was the primary draw, it’s south of Baseline and just a few steps away from Chautauqua. On the market for only four days, it sold for the full asking price with no disclosed concessions. Like this content? Check out Fresh Listings. 2132 Bluebell Avenue [Notable Sale]
BOULDER NOTABLE SALE: 2132 Bluebell Avenue | $1.77M Why Is It Notable? Originally a large, mid 1950's ranch, it was extensively updated in 2005 to look more like a Craftsman style home. It's quite an appealing exterior design, and the location offers good proximity to social trails - Chautauqua is just up the hill. Finishes were serviceable, lot size generous. First listed in June, it was likely on the market for 4+ months because of the proximity of students.Like this content? Check out Fresh Listings. 350 15th Street [Notable Sale]
350 15th Street | $2.85M Why is it Notable? About 16 months ago, this property sold for $2.8M (3.1% below asking). We were quite surprised to see it back on the market so soon. Just like last time, it caught our attention because it’s only a few years old and located in one of the most desirable parts of Boulder. It's a nice location: from your front door, stroll onto the most popular hiking trails in Boulder or catch a summer concert at Chautauqua. The overall design is well executed, and finish choices, although now a few years old, have held up well. The rough stone [...]

Top Boulder Real Estate Sales of 2018 [#8]
--- by Osman Parvez Theodore Roosevelt was still President when 665 12th street was designed and constructed, as it happens, by the same architect as the Hotel Boulderado, A jaw dropping 1908 beauty, it features a wrap-around front porch, classic historic built-ins and period details, and a swimming pool - all within strolling distance to Chautauqua park. For nearly twenty years, it was also owned by actor and director Peter Goldfarb. At a gain of $3.35MM over the seller's ownership period, it appreciated at a rate of about 8.2% excluding any improvements. That's why the smart money often focuses on [...]

Chautauqua Market Update [Analyze This]
by Osman Parvez ---- Thinking about buying or selling a house in Chautauqua? Smart real estate decisions are based on a detailed understanding of the market. Let's take a closer look... Chautauqua is a Boulder neighborhood bounded by Baseline, Broadway, and Open Space. Prices start at about $1MM with pricier homes dominating upper Chautauqua along Bellevue and Mesa Canyon Drive. Note: Unlike the dirty data you'll find elsewhere, the data I put together for the charts below has been carefully aggregated and scrubbed. This chart shows sales volume for houses for the past six years. There are no condos [...]
