Eyes Wide Shut | 3091 6th Street [Notable Sales]

Thinking about building your dream home in Boulder? Let's talk about development risk.  Remember, intelligent real estate decisions are based on deep market knowledge.  The Hall Family House in the 1940's Owned for decades by the Rouse family, 3091 6th Street is a worn-out two bedroom home in Newlands at the corner of 6th and Evergreen. Built in 1940, there isn't much to the house. It's a simple ranch style home and it's been a rental property for many years.  Ownership of this house dates back earlier than the Rouse Family. It was once occupied (and likely built for) Leonard [...]

Niwot Unicorns and Historic Charmers [Boulder – Fresh Listings]

One of our buyers called us this week because she wasn't receiving new listing alerts. Nope, there wasn't anything wrong with our search setup; it's normal for this time of year.  The Boulder real estate market is seasonal and December is normally a very slow month. Only motivated sellers list between Thanksgiving and New Years, which is why smart buyers don't wait until January to begin their search. Sometimes you can find a remarkable deal.   So.. If you're thinking about buying a new home, get started early.  And if you're considering listing your home for sale next year, interview Realtors [...]

Downtown, Uptown, Get the Low Down [Fresh Listings, Get ‘Em Hot]

When you're shopping for a home, time is always of the essence. Over 100 listings hit the real estate market in Boulder this week. I've analyzed them, culled the overpriced and bad locations, and identified the most compelling properties. The following are the very best homes on the market.  A Note on Market Conditions Before you consider writing an offer, talk to your Realtor about market conditions. It varies dramatically by neighborhood, right down to the street level and property type.  This year is not shaping up to be the same as last year. For example: while total inventory of houses [...]

Value Plays: Triplexes and Detached Secondary Dwellings [Fresh Listings, Get ‘Em Hot]

50+ properties hit the boulder real estate market this week - everything from affordable housing to one luxury downtown condo with a wishful thinking asking price of $3MM.    Only 9 made this week's cut. Buyers - be cautious in the current market. It's not only an election year, unlike any other, but we're nearing the end of the real estate cycle. Intelligent selection and negotiation can reduce the risk of capital loss if you're forced to liquidate in the coming downturn. During the last down market, the high-end saw prices fall as much as 40% from the peak value. Yes, here [...]

Wonderland Lake and Newlands Homes Exceed $1MM Threshold [Analyze This]

by Osman Parvez ---- Last week, one of our blog readers asked how appreciation rates in Martin Acres compared to other Boulder neighborhoods.    Great question. Take a look at the following chart.  As it turns out, Martin Acres experienced far higher appreciation last year than many Boulder neighborhoods including Table Mesa, Wonderland Lake, and Newlands. The median sold price for a house in Martin Acres increased 17.4%. Wonderland Lake increased 15%, and Table Mesa 11.5%. Newlands, by comparison, gained a paltry 5.1%.  Of course, the characteristics of these neighborhoods and the houses within them are quite different. North Boulder [...]

by Osman Parvez Over the last two weeks, over a hundred new properties have hit the market.    This should make Boulder real estate shoppers happy.   Let's take a look at a few. Not the Bargain Bin at Nordstrom Rack First of all, the following listings are truly new to market.   None have been on the MLS for more than 2 weeks so they've haven't been picked through by every buyer in Boulder (yet).  I've hand selected them for a variety of reasons (explained below).  If you're shopping for real estate in Boulder, add these to your list. Testimonials

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
