It’s More Than a Feeling [Fresh Listings, Get ‘Em Hot]

Change is in the air. Can you feel it?  At House Einstein, it's more than a feeling. We obsess over real estate market conditions in Boulder. It's the only way to provide our buyers and sellers with deep, actionable market knowledge.  What's the market doing? The data shows that Boulder house inventory remains low and it's down about 25% year over year, but at the same time the percentage of inventory under contract (i.e. absorption) has fallen from 52% at the end of April to 38% today. That's a remarkable indicator.  If you're considering buying, now is the time to be exceptionally selective. [...]

New Year Brings New Variety

By Osman Parvez ------- With a new year comes new opportunity. In Boulder, inventory typically grows in early January and steadily builds until it reaches a seasonal peak in late May or early June.  If you're serious about buying real estate, now is the time to meet with your Realtor to develop an effective strategy for finding the right home.  Part of that strategy should include seeing listings regularly, even if you're months away from pulling the trigger. When the right one hits the market, you won't have time to familiarize yourself with contract norms, negotiation tactics, or property valuation. [...]

There is no substitute. Check out the notable sales for examples of the hefty discounts that are possible on the higher end.  To schedule a private showing, which includes a discussion of [...]

50+ properties hit the boulder real estate market this week - everything from affordable housing to one luxury downtown condo with a wishful thinking asking price of $3MM.    Only 9 made this week's cut. Boulder Million Dollar Discount Homes

by Osman Parvez Two January sales of note on Boulder's high end. 1333 King Street sold on January 4th for $1.2MM. Originally listed for $1.6MM in July of 2004, this home had 5 price reductions and was on the market for a whopping 553 days. The sale price represents a 25% discount from original asking (and 11% from the final asking price). The nearly 5,000 sqft, 5 Bed, 4.5 Bath home featured a designer kitchen and was completely renovated in 2001. As is the case with higher value properties, the Chautauqua location of this home was truly stellar. This sale [...]
