Why Is It Notable?  

Over the years, we’ve sold several homes in this community and have seen many more with our entry-level buyers. It’s a good location with respect to Lafayette’s downtown and a short commute into Boulder. The interior finish of this particular unit had some nice, well-chosen updates. They even scraped the popcorn ceiling.

This sale sets a giant up-tick in valuations for the neighborhood. It sold for an eye-popping $84,000 over asking, not cash. The key selling point was that this unit directly abuts Boulder County Open Space and the Coal Creek Trail.

Due Diligence  
Anytime popcorn has been removed, buyers are advised to obtain documentation or have an asbestos test performed. The ceilings in these late 70’s vintage buildings are potentially asbestos containing. If it was improperly removed, asbestos fibers could be airborne throughout the home and HVAC system.
