2026 Housing Predictions, Colorado Fires and Wildlife, and Fannie and Freddie’s Future
What will the 2026 housing market really look like? In this episode, we cut through the noise around bold predictions and focus on what the data actually shows across entry-level, mid-market, high-end, and ultra-luxury housing. We discuss macro influences, Boulder-specific supply and demand pressures, CU Boulder’s expanding student housing pipeline, regional development projects, and emerging risks that could shape the next market cycle. A grounded look at where the housing market may be heading and what matters most moving forward.

Opening Story or Quote:
Casey Neistate: “An endless dribble of computer-generated nonsense that no one cares about.”
He used this to express concerns about low-effort, frictionless AI-generated content flooding platforms and potentially drowning out authentic human creativity. The video is titled something along the lines of “SORA: the all AI TikTok Clone. Will Slop End Creativity?” (YouTube link from reports: https://youtu.be/I1dW-nZqhew).

- The University of Colorado is pushing forward with nearly 2,000 new on-campus units to ease regional pressure. Code Talker Hall (332 beds) opens in fall 2026, with larger projects like a 1,650-student complex at Colorado Avenue and Regent Drive starting phases by 2028. Long-term plans include up to 1,100 units on annexed southern campus land, helping address student-driven demand in Boulder. Note: CU South Website allows for 750,000 non-housing related SQFT maximum and 2:1 ratio for housing, which equates to 1.5M SQFT for housing. At 500 SQFT per 2 bedroom, you’re looking at 3,000 2 bedroom units (or 6,000 beds).
