Unethical Negotiations, Costly Mistakes, and January Market Signals

Buying and selling real estate often involves ethical gray areas, and small mistakes can carry serious consequences. In this episode, we focus on the ethics of negotiation, including contract errors, inspection missteps, and challenging situations involving sellers and buyers. We share cautionary tales from the field, review early year market data, discuss bidding wars and pending sales, and talk through what we’re seeing anecdotally in the market. We also touch on recent news and notable sales.

Opening Story or Quote:

As much as we might like that it’s been T-shirt weather practically all winter, having it be in the 60’s and so dry is actually quite catastrophic for the ecosystem for a million reasons. The pollinators are out now when there is no food for them, they should be asleep, instead they die. We need them in the spring to pollinate all of our fruits and vegetables. If the trees and plants leaf out super early the caterpillars come out as well. The migrating birds however won’t be back (they go by daylight hours not temperature) so when they do come back to nest and hatch babies, no caterpillars anywhere to be found so lots of bird mortality. Not cold enough to kill off the spruce and pine bark beetles in winter any longer so they will certainly be out decimating our drought stressed trees making for an awesome fire season this summer. And the critters that need a snowpack for insulation like the pika just get to freeze with the snow thawing and then reforming rather than staying a thick layer all winter. I could go on but you get the point. I really hope we actually get a winter soon even if I might complain about shoveling snow and being freezing, we really need it.”  – Anonymous H.S.
