To Loft Or Not To Loft? [Denver – Fresh Listings]

— by Sophie Kloor

Spring is upon us, along with an exciting and varied mix of properties throughout the entirety of Denver.

Inventory continues to grow throughout the city, with the latest data showing that there are 64% more properties on the market as compared to the three year average for attached dwellings in Denver. As well, sales are remaining steady with only a slight decrease (1.3%) compared to the three year average. The bottom line: buyers at all price points have increased selection with reduced competition.

This week, I’ve selected a diverse list of high-end properties, entry-level single family homes, and stunning urban lofts with impressive history.

If you or someone you know is looking to buy or sell in the Denver or Boulder area, I can help. Call 303.875.3140 to arrange a private viewing with a discussion of design, location, functionality, due diligence and more.

Fresh Listings

410 N Marion Street | $5.67MM | Details

The first home built in Cherry Creek Country Club is now for sale! The house is massive with 6 bedrooms, 6 baths, nearly 8,000 sq ft, a separate in-law suite and a beautiful outdoor pool/entertaining area. The property offers exquisite finishes, grand rooms, and a killer location near the prestigious Cherry Creek North. Up until now the property was rented as an Airbnb for $995/night. The short term rental caused a fair bit of drama within the community, so I imagine that’s why it’s now for sale.

1840 Little Raven Street | $1.47MM | Details
A beautiful end unit Brownstone in an awesome part of Denver. The townhomes on Little Raven Street offer a hip, urban and turn-key luxury lifestyle in the city. This unit has 2 bedrooms, 3 baths, 2,300 sq ft, and 2 attached parking spaces. If you’re looking for a lock and leave downtown property, here’s a solid option to consider.

Due diligence: This is an interior unit within the community. The units directly facing Commons Park and the South Platte River sell for significant premiums. If you want the same location but don’t mind forgoing the view, consider a townhome like this one. It could save you serious money!

566 S York Street | $1.25MM | Details
An impeccably charming Tudor in the coveted Wash Park neighborhood. This cutie has an open floor plan with modern and current finishes throughout. 4 bedrooms, 3 baths and 2,600 sq ft make it an approachable size for any type of buyer. If you’re hunting for a home with a historic exterior and modern interior in a wonderful neighborhood, here’s your chance.

Due diligence: Schedule your showing during peak rush hour times to check for road noise from University Boulevard. The back yard of the property could be impacted. Only a private showing will tell.

621 S Sherman Street | $780K | Details

A classic 2-story home in Wash Park West at a more affordable price tag than the house above. This 3 bedroom, 3 bath home has 2,300 sq ft and is a traditional Victorian, foregoing the open layout in favor of private rooms. It has been tastefully remodeled fairly recently. My favorite thing about it? The close proximity to the vibrant mix of eateries and retail on South Broadway – an area that has exploded in recent years. If you’re in the neighborhood, swing by Beatrice and Woodsley for a terrific meal.

3360 Eliot Street | $395K | Details
Let’s hop on over to the Highlands to this understated and charming duplex. It has 2 bedrooms, 1 bath, 700 sq ft and a generous back yard. The price point is great for a first time buyer or investor, and it’s tucked in on a fairly quiet street of this historic neighborhood. At the current asking it’s competitively priced and I expect it to be under contract by early next week. Don’t wait, call me to see it.

2193 Arapahoe Street #13 | $319K | Details
Take at look at this unique loft in a great location between Downtown, Five Points and RiNo. This split-level property in Paris Lofts is not for everyone, but offers a fun and hip interior for those willing to deal with stairs and a vertical layout. For this price point and location, it’s a cool option for a single person or couple. It would also make a great investment. It has recently rented for around $2,100/month.

Worth A Second Look

2000 Little Raven Street Unit #1C & 1D | $1.64MM | Details
I had the pleasure of showing this phenomenal, one of a kind loft this past week. Located in the historic Flour Mill building, this loft has a combined two units to make a truly exceptional residence with endless possibilities. The ground floor has 2 bedrooms, a full bath and a decent sized kitchen, while the upper floor has an epic lofted bedroom, 2 additional bathrooms, and a modern, spacious kitchen. This corner loft boasts high ceilings, massive windows that flood the space with light, and tons of exposed concrete, not to mention unobstructed views of the beautiful Cuernavaca Park. The loft has two large patios, one of which connects directly to the parking garage in which three are included with the unit.

If you’re in the market for a one of a kind urban property that mixes history with modern amenities, this is a must see. Contact me to set up a private showing with a discussion of the pros and cons, and due diligence items you may not be considering.

History: This building was once the Pride of the Rockies Flour Mill, which is the last remnant of a flourishing industry in the early 20th century. The mill, constructed in 1920 is the last surviving building of its type which represents Denver’s once booming milling industry. It was converted into a residential building starting in 1998, by legendary local developer Dana Crawford. Dana was instrumental in the development of LoDo, and has been involved in nearly every single major renovation project in downtown Denver.

Testimonials

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
