Hello, I’m Osman, the founder and employing broker at House Einstein, based in beautiful Boulder, Colorado. My primary aim is to guide you in making well-informed real estate decisions, whether you’re buying or selling a primary residence, a vacation home, or an investment property.

With over 1,200 published articles on Boulder real estate, I’m the principal author of the House Einstein blog. Background: A Blend of Experience and Expertise

Originally from New York State’s Finger Lakes region, I come from a close-knit community, reminiscent of Boulder’s tight-knit feel. Family holds great significance in my life; I’m happily married and cherish my twelve wonderful nephews and nieces.

Education and Career Journey

I hold a Bachelor’s in biology with a focus on environmental science from Siena College and an MBA in finance from the University at Albany. My graduate studies honed my skills in investment analysis and financial modeling. Having a scientific inclination, finance became my bridge to the business world. My professional journey spans finance and real estate, including co-founding Silver Fern Homes and serving as the Associate Director of Capital Markets for Republic Financial in Denver. I’ve also been involved in startups, non-profit boards, and consulting.

Real Estate Experience

My venture into brokerage commenced at Windwalker Real Estate on Nantucket. There, I provided valuable research on market conditions, secured capital for investments, and oversaw a commercial development project. Seeking sustainability and a better quality of life led me back to Boulder in 2005. After a stint at Re/Max, I founded Silver Fern, and eventually, House Einstein in 2013.

Life Beyond Work: Embracing Nature and Mindfulness

Beyond the professional sphere, I’m deeply passionate about adventure travel, skiing, running, cycling, hiking 14ers, camping, and motorcycling. Nature captivates me, and I relish understanding how things work and the art of craftsmanship.

Living mindfully is pivotal to my lifestyle; I regularly practice yoga and meditation. Additionally, I’m committed to giving back to the community through my involvement with non-profit organizations.

Read on to see how House Einstein made a difference at… Read More every stage of the process and maximized our proceeds from the sale, exceeding our original expectations.House Einstein’s tagline is “Make a smarter real estate decision.” The line suggests a strategic decision, such as which house to buy, or when to sell, or what the right price for a house is. And indeed Osman was extremely helpful with this. From the time we engaged him in summer 2022 all the way through the actual listing date in March 2023, we conferred frequently on the state of the market, timing, and pricing. This was all backed by data on actual sales, listings, and inventory, as well as macro factors like Federal Reserve and recent FDIC actions, and supported by Osman’s instincts on current buyer behavior. As we entered 2023 my expectations for the sale price had dropped considerably, but as we approached listing Osman was confident that the market would bear a price well above those expectations – and it did.But strategic decisions are only part of the picture. In preparing the house for sale, Osman provided guidance on a large number of tactical decisions as well. Beginning with an early walkthrough, he helped us understand what repairs and updates were important for sale and which were not. He did not want me to spend a penny that would not have a positive return on investment. Thus, for example, we decided to replace the carpet but not to paint. We decided to clean and paint the rear deck but not to replace the aging sliding glass door. These were not general rules of thumb but rather assessments made individually in the context of the house itself. He also strongly recommended staging the house. Though the house was never going to be fancy, we got consistent feedback from brokers that it showed really well.Osman also insisted on a pre-listing inspection so as to minimize surprises during the inspection objection period, and this paid huge dividends. He educated me on how deals can fail on inspection and the bad market optics of that. So together we reviewed the tick list of some thirty items, repaired or mitigated some, and disclosed all of them. In the end the buyer only objected to one item and requested a reasonable and appropriate credit. Perhaps just as important, since he is also a property manager Osman had an entire suite of contractors and vendors whom he trusts and recommends. We relied on those vendors to complete the necessary work and this saved a lot of time and pain.Today, houses are not as much sold as they are marketed. The key is reaching as many of the right buyers as possible. With photography, videography, and paid online marketing, House Einstein got the word out and we had roughly thirty showings over three weeks. Any broker can sell a house in a hot market, but when buyers become more fussy, as they are right now, you have to increase the size of the funnel, and they did.Finally, during the negotiation process Osman was a tremendous help in making decisions large and small. Prior to the offer we ultimately accepted, we received another offer that was contingent on a property sale. Osman drove to Denver to review that property, and we decided together that it was better to gently reject the offer. And indeed just a couple of days later we received the winning, non-contingent offer at roughly the same price. Without getting into details, Osman also used his formidable investment banking skills to keep the price supported during negotiations.Also worth mentioning is the important supporting role that Hamish played: checking on the property, hosting an open house, answering questions when Osman was not available, and probably a lot of work we’re not aware of.We sold our house quickly at full value, and along the way we had the confidence that we were making good decisions at every level of detail.
