Ultimately, the way to think about this sale is as a dirt lot with the additional cost of demolition/deconstruction. The good news (for the buyer) is that the location will easily support a high-end build, it’s one of the most exclusive spots in Boulder. Kudos to the listing agent – Marybeth Emerson – for her work in marketing and selling this home.
