We were just getting geared up to list this Arapahoe Ridge two-story home for some of our favorite clients when an unsolicited offer appeared. A savvy agent caught wind of the listing. The house itself was a nicely updated two-story with an addition, in a quiet cul-de-sac location. It had been owned by the same family for more than 25 years and was meticulously maintained.

Why Notable?
It’s a House Einstein listing, so we know the complete story of this deal: It was textbook.
Whenever a home is sold in a pre-market deal, the price should be an appropriate premium to what the seller (and their agent) believes is market value. We obsessed over the valuation when we advised our sellers on this transaction. Our conclusion was there was a chance that this deal might have sold for even higher had it gone to open market, but there was also uncertainty and a risk premium to consider.
