Why Is It Notable?  

Seven Hills is a 50+ subdivision in Sunshine Canyon, a few minutes from Mapleton Hill. This 70’s era two story features four bedrooms, three baths, and a detached two-car garage. It sits on a one acre lot. The interior needs a complete refresh, unless country cottage chic was your thing. Likely the dated décor and wishful thinking asking price is why it took so long to find a buyer.

Due Diligence

We look at mountain property quite a bit for our clients, buying and selling. The due diligence checklist is long, but with a platted property at least the lot lines are more clearly established. It doesn’t erase the possibility of some clean-up needed for issues like errant easements, but it solves a big riddle that exists with unplatted, unsurveyed property.

Deal Notes 

On the market since October, 373 Seven Hills was first listed at $1.8M, and the seller dropped the price by $105K in November. They dropped it another $100K in February. A month later, it went under contract. Large price drops soon after listing is a market signal that the seller was wildly guessing as to the value of this property. They eventually accepted 4.3% less than the last asking.
