As of this writing, 144 Denver listings went active on market within the past week. Many are refreshed listings, disguised as new ones that have crossed over from last year. I’ve distilled everything that’s worth seeing, highlighting the most unique properties.

1390 Adams Street | $875K | Details 
This City Park neighborhood church has been converted into three gloriously unique condos. The unit for sale has 3 bedrooms, 3 baths and 2,200 finished square feet. With soaring living room windows, a 25 foot ceiling, and a master suite located in the old choir loft, it’s not your every day townhouse. It also comes with a 2 car detached garage, located right across the alley. 

Confused by the summer listing photo? That’s because it was first listed at the beginning of August 2018 for $950K. The listing expired multiple times, and was re-listed yesterday with the most recent price reduction, bringing into a more accurate price range.



2312 Curtis Street | $875K | Details 
Here’s a completely different option for the same price as the church unit above. Built in 2007, this end unit townhome appears quite current and functional. It’s spacious with 3 bedrooms, 4 baths and 2,800 finished square feet, plus a two car garage and yard. The location is in close proximity to downtown, Five Points and RiNo. 

Due diligence: The listing description claims VRBO and and Airbnb are allowed through the HOA. While that very well might be true, Denver has been cracking down big time. Be cautious with what you assume. Hire an agent who knows the current short term rental restrictions. 


1415 S Elm Street | $749K | Details 
A true mid-century modern stunner! It sits within an enclave of around 175 mid-century modern homes inspired by the Eichler style in California. The neighborhood is called Krisana Park, and it’s tucked directly south of Glendale. The homes were developed by H.B. Wolff between 1954-1957, on what was once rumored to be an expansive alfalfa field.  

This special property has a typical ranch layout with 3 bedrooms, 2 baths, 1,250 finished square feet, and a 2 car attached garage. It was recently remodeled throughout, with crisp and modern finishes. At the current asking, it’s priced to sell quickly. Peep the property video here. 4250 Osage Street | $739K | Details 
Northwest Denver’s Sunnyside is booming with new development. It has seen rapid transformation in the past two years alone. This brand new duplex is no exception. Although it’s a refreshed listing (first on the market in August for $800K), it’s worth seeing for a variety of reasons. In addition to the more accessible current asking price, the building is set back on the lot, creating a sense of spaciousness, unlike the majority of new property throughout Denver. It’s turn-key with modern finishes, lots of natural light, and generous entertainment areas. The one downside to Sunnyside is the lack of retail in close proximity. For that, you’ll need to head west to Berkeley, or south into the Highlands.

If you’re in the market for a loft, this unit should be on your radar. It’s in close proximity to some of the best eateries, bars and coffee shops in the city. The unit itself has 1 bedroom, 2 baths, 1,000 square feet, plus a reserved parking spot. The building was previously Broadway Brewery and was built in 1910.
