Due diligence: If you’re shopping on Sunset for a build-able lot, be sure your plans include a substantial budget for engineering. Ask about the stability of the hillside.

Think bidding wars only apply to Boulder? Guess again. This modest five bedroom, four bath Louisville family house was in a decent location and featured some mild updates. Another big family property, east on Arapahoe in unincorporated Boulder County. 8,000+ SF and a 1.5 acre lot, not far from Boulder. Decent finishes. Due diligence: Compare to 9440 Owl and buying opportunities in Niwot. Be aware that commuting to Boulder on Arpaphoe is currently awful, but the city has plans to ease congestion.

As bird watchers know, Saw Hill ponds to the north are teeming with wildlife. This property is not in the 100 or even 500 year flood, despite proximity to the wetlands. Due diligence: The hay leases don’t automatically transfer. Building codes are more restrictive in the County and unlike the city, size is not dependent on the lot but on your neighbors homes. Be sure to consult your architect.
