Often overlooked by Boulder home buyers, Niwot is a fantastic community with exceptional schools and a historic downtown. The newer neighborhoods typically have large, luxury homes, on larger lots. 

6331 Snowberry features six bedrooms, nine baths, and just under ~10,000 SQFT of living space. It also has a five car garage, gorgeous pool, views over open space, and nearby trail access. Some of the finishes are a touch dated, but mostly what it needed was a current paint scheme – a pretty painless update. 

Originally listed in June at $2.85M, buyers ignored this house as it was repeatedly pulled from market. After two substantial price reductions, the seller eventually landed a buyer and it closed for $264K below the original list price

Due Diligence 

Much of Somerset and other luxury Niwot neighborhoods were completed in the 90’s which often means the homes are terribly dated inside. The cost to remodel a 6,000+ SQFT home is not insignificant. The water bill to irrigate golf course-esque lawns is also non-trivial. 

We always advise our buyers to go into Niwot with the full picture: You get a lot more house for the dollar, an exceptional community, and short drive to Boulder proper. You also may get huge sticker shock when it comes time to remodel a large home that hasn’t been touched in decades. Your lifestyle will also be more car dependent.
