Another Opportunity to Speak Up!
by Osman Parvez
—-
While I’m on the subject of speaking up, here’s another opportunity. It’s time for a “mid-term” review of the Boulder Valley Comprehensive Plan, or the “Comp Plan” as it is commonly known. Property owners and other members of the public may submit requests for the following changes to the plan:
- Land Use Map and description changes
- Area IIB to Area IIA changes
- Minor Service Area boundary changes
- Minor additions or clarifications to the policy section
The deadline for submitting a request is 5 p.m. Friday, Oct. 5, 2007.
Request forms and information is available at the City of Boulder Planning
Department, 1739 Broadway, third floor, (303) 441-3274. To have a request form mailed or faxed to you or for additional information, contact Chris Meschuk, city of Boulder Planning Department, (303) 441-4293 or contact Pete Fogg from the Boulder County Land Use Department, (303) 441-3930.
The BVCP:
-
Provides a statement of the community’s desired long‑term future development pattern and sets the city’s land use and development policy, guiding day‑to‑day development review decisions. It has been one of the most important tools for managing Boulder’s growth.
-
Uses a 15‑year timeframe that allows present‑day decisions to be made in a context of desired long‑term goals. Provides for major updates every five years to reflect changes in circumstances and community desires.
-
Defines the limits for urban development in the Boulder Valley. Area I, II, and III (15.49 MB) designations establish the framework for annexation and service provision. Area I is the area within the city. Area II is the area planned for annexation and service provision within the 15‑year planning period. Areas I and II form the city’s Service Area. Area III‑Rural Preservation Area includes lands designated to remain rural in character. Area III‑Planning Reserve is an area where the city and county intend to maintain the option of expanded urban development beyond the planning period.
-
Defines the desired land use pattern regarding location, type, and intensity of development.

Testimonials
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
