4650 Holiday Drive 104 [Notable Sale]

|November 11, 2020|Boulder, Notable Sale|
Why Is It Notable?
I’ve loved the Holiday Neighborhood since it was first developed. The intention behind it was to build a low-rise, mixed-use, community that leveraged nearby transit. It was also built with an eye towards modern design and many nearby properties include live-work spaces.

Fast forward fifteen years and the neighborhood has held up very well. Although the retail mix is still improving, part of that is due to the pace of redevelopment across the road and up the street. Now that those parts of the North Boulder subcommunity are starting to fill-in, you can expect the retail mix here to improve even further because the shops and restaurants will have a higher population density from which to draw customers.

This particular unit is in the Crescent Condos. While the top floor, west facing units are the most desirable the bottom level are nothing to shrug at.  This two bedroom, two bath has about 1,150 SQFT and a reserve parking space. The kitchen could probably use some new appliances but otherwise, it’s in good shape.  It was listed for $598,000 and on the market for a little over 30 days.  After two two price reductions, it sold for full asking with no disclosed concessions.
