For Sale, Friendly Occupant Included [ Fresh Listings, Get ‘Em Hot]

|November 10, 2020|Boulder, Denver|

Hi Folks.  I just finished writing our latest edition of Fresh Listings. It includes the very curious tale of what once seemed to be a great investment in a tony Denver neighborhood, but now appears to a landlord’s nightmare.

Why? Well, let’s just say you’re not just buying the house. You’re buying a big problem: the home has occupants who seemed to have stopped paying rent and, in case you missed it, Colorado has a statewide eviction moratorium.

After months of struggle, the owner has had enough. They want out and they want out, fast. It’s being offered at auction, with a starting price hundreds of thousands below value.

What’s the risk premium, kids? So far, there appear to be no bidders.
Reminder:  Fresh Listings is our weekly newsletter, where we highlight the most interesting real estate listings to hit the real estate market. We sift through the market carefully, looking for the newest, most attractive listings available – so you don’t have to. We also opine on market value and due diligence issues that may affect each property.  This week, we’re unrolling coverage in Denver.
Why don’t we just publish Fresh Listings on the blog?  We can’t. Realtors can only discuss active listings via private communication. Fresh Listings is our vehicle to do so.  If you’d like to learn about House Einstein’s honest thoughts about the latest listings to hit the market, plus most current market analysis and commentary, please sign up
