The Market Awakens

Hello friends, colleagues, and clients:

It’s early January, and the Denver and Boulder real estate market is starting to wake up from its slumber. Nearly 3,300 listings have hit the market in Boulder and Denver since the start of the year. Many of these are not new, but refreshed old listings from last year. Meanwhile, 291 lucky sellers (fewer than 9%) have found buyers and are now under contract (as of this writing).

As Hamish and I discussed in our most recent podcast, there is so much happening in the world right now that it’s hard to focus on real estate. While it’s not our wheelhouse to discuss the ICE killing in Minnesota, decapitation of the Venezuelan regime, or the ongoing Iranian protests (and possible US response), it also feels wrong to not acknowledge these events. Back on point, we did discuss the likely impact of Trump directing Fannie and Freddie to invest $200BN to drive down mortgage rates to their lowest level in years. We also focused on our market forecast for the coming year, specific to Boulder and broken down by price range, based on data from the previous 24 months.
