Constructed twelve years ago, 1011 Juniper Avenue is a traditional family house with five bedrooms, six baths, and 6,500 finished square feet. In addition to the main house, it featured an ADU over the detached garage. The outdoor entertaining areas and daylight basement were nice additional features. The sellers acquired the home in 2006 for $2.3MM.  It sold for $4.1MM ($632/F.SQFT) just before Halloween.

Location:  Foothills is an attractive Boulder neighborhood just north of Newlands. Lot sizes tend to be more generous in this location and the homes are more private.  The trade-off is that it’s a bit further to downtown. Given the uncertainty around the Alpine-Balsam project, maybe that’s a good thing. There was also some flood damage in this neighborhood from the ’13 event. It calls for close due diligence. Talk to your real estate adviser for details. 



Deal notes: Originally listed at $5MM and available for most of last year without a bite. It was pulled off market in August and then in November, a savvy buyer swooped in and negotiated a deal. 


Obviously, the seller shot way too high and blew the summer selling season. It’s a common mistake. We always track withdrawn and expired listings for this reason. Sometimes we can snag our buyer a bargain in the off-season. It sold for 18% below the original list price.
