If you’re considering buying, now is the time to be exceptionally selective. Rates are rising (two more rate hikes expected this year by the Fed) and change is coming. Only engage in a bidding war when you’re confident it’s the right house. Be disciplined in your strategy; ask your broker to deeply analyze comparable sales, negotiate aggressively, and be prepared to walk away. Remember, there’s always another house.

The seller’s pro-forma showed $956/bed.  For 2018, I model desirable rental properties at ~$900/bed. Historic + CU rental has been a winning investment formula for the past thirty years in Boulder. On the market for two days, sold for $1.39MM ($40K over ask, with $2K in concessions).

High student density and a growing vagrancy problem doesn’t seem to impact the desirability of this location near downtown Boulder. A classic Victorian with traditional design elements as well as a few modern touches. One car detached garage, smaller lot. Sold for $30K over ask, cash.  Historic homes don’t seem to ever go out of style.  The challenge is making them livable.

Modern, turn-key property doesn’t last long on the Boulder market. 1460 Moss Rock made Fresh Listings a few weeks ago. Flatiron views, typical size lot, north facing and on a quiet street. $550/SF is now a good baseline for this property type in North Central Boulder. A nicely appointed, late 90’s luxury home on the east side of Niwot.  Half acre lot, three car garage, and attractive built-ins. Walk out basement and it backs to a large parcel of HOA owned open space. Very attractive outdoor entertainment areas. Niwot also has exceptional public schools.  Due diligence: Make sure the large structure to the southwest isn’t a fracking well. It’s likely just a water tower. Also, if you’re shopping Niwot real estate, be sure to evaluate market conditions. During the last downturn, more than two years of inventory piled up.  Bidding wars here are less common. You’ve got options.
