The original house was purchased for $555,000 and scraped. The 2014 building permit says the construction value was a little more than $500,000. It’s now on the market for $1.9  The layout and size of this house hits the sweet spot for many buyers. Easy access to Chautauqua trails and not far from Whole Foods. If you’re looking for contemporary and turn-key, there are few options out there. You should see this one.  






 

3135 Repplier Street | $679,990 | More Details
It’s a large 3 bed, 2 bath ranch in North Boulder. The interior is mostly 1950’s original. The backyard looks like a private oasis. Given the shortage of these types of properties, the price is about right. The challenge is the location. It’s directly across the entrance from Columbine Elementary. Screening would improve its desirability. 


 

6490 Monarch Park | $849,000 | More Details
A sprawling 4 bedroom, 3 bath house in Niwot. The split layout (2 bedrooms in the basement) isn’t ideal but the basement is somewhat above grade with a walkout. It’s sitting on a giant 1.47 acre lot and open space access is nearby. Due diligence tip: Check for traffic noise tolerance from sometimes busy 79th street. 


 

3733 Fowler Lane | $750,000 | More Details
This house isn’t really lake-front, but it’s darn close. A large family friendly Victorian on a generous lot built in 2001 in North Longmont. Listing photos highlight design features, detail, and general attractiveness of this one. Normally, houses this far North wouldn’t make the cut. This one was an exception.  

228 Bross Street | $350,000 | More Details
Too late, already under contract. A cheap, functional house in Oldtown Longmont without any major apparent issues that backed to a pocket park. Are you kidding me? It’s a great investment opportunity. We knew about it three days ago. Snooze, you lose. Under contract in three days? THIS is why we put our clients on instant listing alerts.

This one has been on the Boulder market a couple of times during the past few years. The last time, as I recall, it was tenant occupied. Well landscaped, with flowing water features in the back. A dirt cheap investment house in Longmont. The layout is upside down (bedrooms on the lower level) but the price is right and it should be an easy one to rent-out for cash flow. Longmont and the other L’s remain attractive long-term investments for those seeking to capitalize on the housing shortage in Boulder county. Longmont remains one of the few markets with sub $300K houses, a historic downtown, and easy commuting to Boulder jobs. This one probably won’t last the weekend. 

 
3472 Sunshine Canyon Drive | $6.5MM | More Details
The Boulder Star House has been on and off the market since 2011 when it was first listed at $7.9MM. Constructed in 1993 on 105 acres, it’s a quick drive down the Canyon to Boulder and within walking distance of Bald Mountain. Multiple buildings on the property. 480 Murray Street | $369,000 | More Details
Houses in old town Niwot are extremely rare. This basic ranch will probably need a lot of work (note the lack of interior pictures). The other, far bigger challenge is the proximity to the heavily used train tracks. If you want something affordable in Niwot, here’s your chance.

We were told Nickel Flats was no longer available, so it’s a surprise to see this one on the market. 1 bedroom, almost 800SF, in the heart of a revitalizing in-fill. Modern, brand-new construction. Perfect for Google employees. Due diligence: S’park breaks ground soon. It’s nearby and will add a large number of residences to the North. 


 

3255 34th Street #41 | $295,000 | More Details
These units are rarely on the market. There are lots of rentals in the vicinity, but the nearby park and decent location for working/living in Boulder make this worth seeing.

1909 Linden Drive | $550,000 | More Details
Nice patch of dirt in Pine Brook Hills. Adjacent to a small reservoir. About a 15 minute drive to Pearl Street. A good spot for your future dream-home.
