DENVER NOTABLE SALE: 1321 Race Street | $1.56M


The Galagher House is a large, historic mansion in close proximity to Cheesman Park. Owned by the seller for nearly a decade, it exudes authenticity with period correct millwork and finishes. The home featured five bedrooms, all on the upper level, and four baths across its 6,400 SQFT. A solarium was added in 2020 at a supposed cost of $250,000. In my opinion, the home mostly just needed an interior refresh and as such, represented a relative bargain in this heated market. That’s assuming you could live with lack of a decent garage. 

Deal Notes: The home was listed at $1.6M in September (never a good time to list) and sat on the market. The seller dropped the price $50K at the end of October, and it finally went under contract in early December. It eventually sold for $1.56M, slightly above the last list price. 

Sophie’s Take: The location right by Cheesman is awesome, and the solarium looks amazing, but it might be a little too close to Colfax for some people. This area is seeing significant improvement.
