969 10th St [Boulder Notable]
BOULDER NOTABLE: 969 10th St | $2.3MA Cottage Style historic home originally constructed in 1909. According to the historic inventory, features include "a shingled dormer, sash and transom windows with dentils and rusticated stone sills and lintels, and classical columns on the porch." Interior millwork looks well preserved, but the kitchen and baths were ready for a refresh. The basement is currently a rental, and the garage was converted into studio space. The former is licensed, but given the difficulty in legally removing parking, the later may have been unpermitted. At the time of listing, the home was tenant occupied until [...]

It Was Just Mostly Dead | 2037 Mapleton Ave
--- by Osman Parvez I was driving past 2037 Mapleton Ave the other day when I noticed a construction fence. I pulled over and took a look. If you recall, I visited this property about a year ago. At the asking price of $900K, this three bedroom, 1 bath, ~1300 SQFT historic home looked like a bargain. When I stepped onto the lot, it was clear the house was in trouble. 2037 Mapleton was one of the scariest homes I have ever visited. Foundation problems and decades of neglect had taken their toll. Check out the video below. After I viewed the home, [...]

Live Like Royalty In Cherry Hills [Denver – Fresh Listings]
--- by Sophie Kloor Yesterday morning I had the joy of closing a deal with clients I met at an open house nearly two years ago. They went through a long journey of searching for the perfect home for their large and lovely family. Last September, they went under contract on a to be built new construction home in Longmont. It was recently completed, and yesterday we finally reached the finish line. Our closer and I chatted throughout the closing and she was pleasantly surprised to learn that I work all over Colorado. She expressed in detail how many agents she [...]

--- by Sophie Kloor No matter where or how you live, home is important to everyone. There is no denying it. Home is where we make some of our fondest memories. It's where we rest, refresh and land at the end of each day. In a huge way, we become the spaces we inhabit as they inspire the lives we live. That's why design and functionality are so important to me as I guide my clients through the process. This week, I've selected a variety of options to consider throughout Denver. Over 300 listings hit the market as spring buying and selling [...]
Stop And Smell The Flowers! [Denver – Fresh Listings]
--- by Sophie Kloor Ah, Spring, what a wonderful time of year in Colorado. Winter fades, temperatures rise and flowers bloom. It's a beautiful opportunity to shop for property, that's why it's the busiest time of the season in real estate. Denver is filled with vibrancy from creative districts, quiet neighborhoods full of charm and character, to bustling city residences with exciting urban elements. Whatever type of property or lifestyle you crave, you can likely find it in the Mile High City. This week, hundreds of new listings came on market across Denver. I've carefully picked out everything I feel is [...]
Winter Is NOT Coming [Boulder Fresh Listings]
Come on people, step away from HBO for a moment. We're in the SPRING market! There are over 1,500 listings on the market in Boulder County. Nearly two hundred more hit the market this week, alone. Can you read past the doctored listing photos and Realtor hyperbole? If you're a buyer, what's worth seeing and what should you skip over? Many listings are overpriced, poorly located or in compromised locations. Yet nearly 1 in 5 houses during the 1st quarter sold for more than asking in the City. Once again, it's a tale of two markets. To help guide you, I sifted [...]
Does This Home Spark Joy? [Boulder Fresh Listings]
Last week, I completed House Einstein's analysis of first quarter real estate market conditions in Boulder, Longmont, and Denver. You'll find charts showing inventory, sales volume, and pending sales published across our social feeds on Insta, Facebook, and Twitter. Here's a summary: As with the last cycle ('06-'09), the market for houses in the City of Boulder is proving more resilient than neighboring cities. Inventory is about 12% above average in Boulder, while in Longmont and Denver it's increased substantially more - about 20% and 30% above average, respectively. Within the these markets, certain neighborhoods and locations are still experiencing intense [...]

Facts + Historic Mapleton Hill + ADUs,+ Newlands + Hidden Upside + More [Boulder Fresh Listings]
You can't make an intelligent decision without knowing the facts. Period. Spring is here and the Boulder real estate season is officially underway. Overall, inventory is up and buyers have more selection now than in the past several years. More sellers are bringing their homes to market and facing stiffer competition. Things could get interesting. Remember, market conditions vary dramatically by price range, property type, and location - down to the neighborhood and street level. The market for a custom home in Table Mesa is not the same as Majestic Heights, despite being separated by a single (albeit busy) street. [...]

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.
