Put a Fork in it – The Year is Over [Newsletter]

What's New?2023 was quite the ride - with continued but hopefully waning inflation, a huge increase in mortgage rates, and a lot of speculation for how it might impact the real estate market here in Boulder. So, what actually happened?  Surprise! There were more high end sales in 2023 than in 2022. Overall, prices are still down from the very peak in 2022, but on average, it's up solidly year over year. Inventory has steadily grown but not at all price points and locations. As most of our buyers will you - it's not enough. We're still dealing with a shortage of homes actually worth buying, [...]

What’s New at House Einstein?

What's New at House Einstein? For the second weekend in a row, we received an offer for one our listings which did not reach agreement on terms. Some buyers are getting more aggressive about low offers while others are becoming skittish, some sellers are making drastic price cuts while others stand firm firm. It's a standoff.  Take home lesson: Regular analysis of the competition is crucial. We do it weekly for our listings to better advise our sellers and we solicit feedback with phone calls, not easily ignored automated emails.  We successfully put three properties under contract for our buyers since the last newsletter. We'll release more details [...]

The Skinny

We're Back!Hello friends. You may have noticed that I took a little hiatus. These types of breaks happen sporadically throughout the year, typically for two reasons; either we’ve had an increase in business activity (helping our clients takes priority over newsletters and blogging) or I’m on a quarterly vacation. This time around, I was on vacation.  When I returned, there were several projects that needed my focused attention - including new listings, new transactions under contract, and deals that needed some attention to avoid going sideways. Why a quarterly vacation? I'll credit Brad Feld, Boulder’s most well known VC, for this [...]

What’s Happening in the Real Estate Market? [Analyze This]

Market UpdateThe last real estate sales for October closed on Friday. When the data is fully recorded next week, we'll post an update with October's market conditions.  In the meantime, here's a sneak peak:The first half of October saw about 10% greater sales volume in Boulder County, year over year, for detached and attached property, combined. In Denver County, sales volume was about 3% lower for the first half of October compared to last year. This is interesting, given that pending sales were down 9% last month in Boulder and up 15% for Denver, respectively. How will the second half of the [...]

What’s Happening at House Einstein? [Business Update]

It's official. We're expanding House Einstein's footprint to Summit County. Mary Herre, one of the outstanding agents on our team, has started doing a lot of business in Summit. Going forward, Mary will act at our office's designated Realtor for that market. What does this mean? It means far better access to the newest listings to hit the market in Breck, Dillon, Frisco, and Silverthorne. She's also been working hard to establish relationships with builders and other Realtors in the market, which has given us great intel on new construction and other unlisted opportunities. We'll start adding notable sales and fresh Summit listings to the newsletter in [...]

What’s Happening in Colorado Real Estate?

What's Happening in Colorado Real Estate? It's been a very interesting week. We have two brand new Boulder listings coming on market in a few weeks. These are pre-market opportunities with sellers who are still preparing their homes for showings. One is a view lot with an older, custom two-story, price yet to be determined. We're still in the early stages of this listing, but if you're looking for a home with a large, private lot near Westview - we may have an opportunity for you. The perch is spectacular. The home could be renovated or demolished for a new trophy home. For now, enjoy the [...]

Sign up HERE.In short, things are busy. The team has been very active with real estate clients. This week alone, we negotiated two low appraisals, finding solutions that worked for both buyers and sellers. We also had several bidding wars for our clients shopping in Mapleton Hill, Newlands, and Wonderland Lake. In one case, a property that our clients were preparing to submit an offer on suddenly went under contract. Buyers, Start Your Engines

And... we're back.    Governor Polis's Safer at Home order will once again allow in-person real estate showings in Colorado, effective May 1st. We anticipate a flood of new listings to hit the Boulder real estate market between now and next week.  Accordingly, 4894 Curie Court is back on the market. For buyers seeking house-like functionality, a great location, and lock and leave lifestyle - it's a great choice.  House Einstein's showing protocol:  1. Showings require approval by the listing agent. No automatic approvals. No "go and show."  2. Only prospective buyers who are ready, willing, and able will be approved. [...]

New Listings, Closings, Offers, Ventures, and Partnerships [Business Update]

Business update for the week ending 4/8:  -One of our buyers successfully closed on a property in Central Boulder. The home was updated by the seller, but there's still a few things left to be done. The location offers great access to the Goose Creek path and Downtown. The most important factor for real estate happiness is commute distance and the new owner can be at her job within 10 minutes by bicycle.  -We extended a new agent an opportunity to join House Einstein. We'll introduce her in a few weeks as we get her onboarded. She's a great fit for [...]

Testimonials

Osman was a refreshingly honest realtor. He stressed through the entire process that his goal was to make me happy with my home purchase. I greatly appreciated the fact that he never shied away from pointing out the negatives as well as the pluses of different places while leaving the final decision up to me.

We can highly recommend Sophie. Her attention to detail and communication skills are great. Our home was in area that most realtors are not familiar with, but Sophie took extra time to get to know the neighborhood in order to give us quality service. She also brought in a professional photographer to make our home look its best. Even though the listing was in winter, the house sold quickly. With Sophie’s business and people skills, we have no doubt she will be a top realtor in the area.
