What's New?2023 was quite the ride - with continued but hopefully waning inflation, a huge increase in mortgage rates, and a lot of speculation for how it might impact the real estate market here in Boulder. What's New?At House Einstein, we've had a strong launch into the spring real estate season, but overall the market continues to struggle. Year over year, sales volume was down 11.1% for single family detached houses in Boulder County last month and down 17.1% for attached townhomes and condos. In Denver, detached single family house sales were down 22.5%. Townhomes and condos were down 36.3%. In Summit County, sales volume for single family houses was down 24.2%. What's New at House Einstein?For the second weekend in a row, we received an offer for one our listings which did not reach agreement on terms. Some buyers are getting more aggressive about low offers while others are becoming skittish, some sellers are making drastic price cuts while others stand firm firm. It's a standoff. Take home lesson: Regular analysis of the competition is crucial. We do it weekly for our listings to better advise our sellers and we solicit feedback with phone calls, not easily ignored automated emails. A few key updates to share:Our team has been busy with clients in January. We now have several closings already on the books. All deals that are currently under contract or recently closed involved fierce competition. House Einstein has several new listings that we're preparing to take to market, one of which has already launched and under contract in Longmont. What’s Happening in the Real Estate Market? [Analyze This]
Market UpdateThe last real estate sales for October closed on Friday. When the data is fully recorded next week, we'll post an update with October's market conditions. In the meantime, here's a sneak peak:The first half of October saw about 10% greater sales volume in Boulder County, year over year, for detached and attached property, combined. In Denver County, sales volume was about 3% lower for the first half of October compared to last year. It's official. We're expanding House Einstein's footprint to Summit County. Mary Herre, one of the outstanding agents on our team, has started doing a lot of business in Summit. Going forward, Mary will act at our office's designated Realtor for that market. What does this mean? It means far better access to the newest listings to hit the market in Breck, Dillon, Frisco, and Silverthorne. She's also been working hard to establish relationships with builders and other Realtors in the market, which has given us great intel on new construction and other unlisted opportunities. Business update for the week ending 4/8: -One of our buyers successfully closed on a property in Central Boulder. The home was updated by the seller, but there's still a few things left to be done. The location offers great access to the Goose Creek path and Downtown. The most important factor for real estate happiness is commute distance and the new owner can be at her job within 10 minutes by bicycle. -We extended a new agent an opportunity to join House Einstein.
